A pre-listing appraisal is an independent opinion of a home's market value, ordered by the seller before the property is listed for sale. It is developed under the Uniform Standards of Professional Appraisal Practice (USPAP), with a defined scope of work and a stated effective date. The result is a documented valuation you can use to inform your pricing decision, not a casual estimate or a sales pitch.
Our role is limited to developing a credible opinion of value. We do not set your asking price, market the property, or negotiate offers. Those decisions remain yours and your agent's. The appraisal gives you an objective reference point to guide them.
An appraisal translates recent comparable sales, the property's condition, and its specific features into a supported value conclusion. Rather than relying on a single number from an automated tool or a listing presentation, you receive a written analysis that explains how the value was reached. That transparency helps you weigh your asking price against real market evidence and respond confidently to questions from buyers or their agents.
A pre-listing appraisal can be especially helpful when you are uncertain about value, when comparable sales are limited, or when the property has features that automated models handle poorly. It does not guarantee a higher sale price, a faster sale, or a particular negotiating outcome, and the conclusion may be above or below your expectations.

A real estate agent's market analysis is a useful pricing tool, and an appraisal does not replace the agent's role in marketing and negotiations. The difference is independence: the appraiser has no stake in the sale price or commission and develops the value under standardized professional standards.

The appraisal considers the property's location, lot size, gross living area, room count, condition, quality of construction, and notable features or deficiencies. We select the most similar recent sales in the immediate market area, analyze the differences between those properties and yours, and make adjustments where supported by market evidence. We do not use a fixed adjustment amount or percentage, and we do not assume that the highest nearby sale or a neighborhood average price per square foot is a reliable valuation on its own.
Condition, renovations, and location all affect the analysis, but renovation cost does not automatically translate into added market value. We weigh improvements against how the market actually responds to them, not against what they cost.

If an interior and exterior inspection is part of the agreed scope, please arrange safe access to the relevant areas. Please do not send sensitive financial records or confidential documents through the website form; share those only as we request them directly.
There is no universal expiration date for an appraisal, but its usefulness depends on how the property and the market change over time. In a shifting market, a value opinion can become less representative quickly, so ordering the appraisal close to your intended listing date is usually best. If you plan improvements before listing, we can discuss whether to appraise before or after the work is complete, since a valuation of the current condition differs from any analysis based on proposed or completed improvements.
The report is prepared for a specific intended use and intended user. A buyer's lender will generally require its own appraisal and will not rely on a seller-ordered report, so a pre-listing appraisal does not automatically satisfy a lender's valuation requirements. Buyers should confirm those requirements with their lender. If you have questions about who may use the report or whether it can be shared, clarify the intended use, intended users, and scope with us before engagement; simply changing a name on a report does not make it suitable for a new use.
An appraisal is also not a home inspection. It does not discover every defect, verify permits, or confirm code compliance. Buyers and sellers should still arrange a separate home inspection.
