    When the effective date is in the past, the assignment becomes a retrospective appraisal.     Access, Separate Appraisals, and Report Use

    Property access and inspection arrangements are handled through the engaging party or their attorney. If an interior inspection is not possible, we can often complete the assignment as an exterior-only or desktop appraisal using available data, with the appropriate disclosures noted in the report.

    Condition, renovations, and deferred maintenance can all affect the analysis. We account for the property's condition as of the effective date, and where the home has changed since then, we rely on documentation you can provide to reflect its condition at that time.

    If each spouse obtains a separate appraisal, the two values may differ. Differences usually trace back to the effective date, the scope of work, the property information used, the comparable sales selected, or the assumptions made. We can review another appraiser's report and explain how and why our conclusion differs, but averaging the two values is not a reliable way to resolve a disagreement.

    Factors Affecting Cost and Turnaround

Factors that commonly affect both include the property type and size, the effective date and whether the assignment is retrospective, the availability of comparable data, whether an interior inspection is possible, and the complexity of the valuation.
